Really good excellent - specifically as advertised. With the sizeable size of the panel, you have to make sure you attach the frame to the drywall securely, or the panel will sag. Also, cutting the hole about 1/four" larger than recommended in the instructions will save a lot of unnecessary work. I like the slighlty textured finish - mimics drywall
Put this access panel in my ceiling. Secure it with 4 screws, and it works fantastic. It is for persons with spending budget in thoughts.
